Foreclosure
jeny1980 asked:

Due to unfortunate circumstances my husband and I had to give up our family home. After trying to sell it, we were unable to in the time we needed to and had to let the home go into foreclosure.
What I would like to know is when a home goes to auction or a Sheriff’s Sale, what is the starting price? Is there guidelines as to where they can start the bidding as far as numbers go?

My house is in foreclosure, with a sale date pending. The lender (Countrywide) mistakenly cancelled my repayment plan. We are trying to clear the mess up, but in the meantime the sale date is looming. Is there any way to make them postpone the sale date? Is there something I can file with the court?

How long until a foreclosure hits the market?

tjknapke asked:

Our friends’ neighbor is going to foreclose on his house (he has been gone for almost 2 months and already has skipped town). It is early in the foreclosure process because he just received his 2nd notice a few days ago. My girlfriend and I would like to buy the house because we think we can get a good deal on it and were wondering how long until this property hits the market as “lender owned”?

Also, would we get a better deal by inquiring about the house now or if we waited until it was lender owned?

Shane Barker asked:

There are just moments in a person’s life wherein he or she feels that a new beginning is crucial. Whether it is a bundle of bad moments with an ex-wife or husband, financial difficulties or loss of a loved one, sometimes one just needs to get away from it all. With these moments, one just needs to detach himself or herself from the relics of a bad past. What is one to do then? Sell the house, and start anew.

As in everything in this world, almost nothing comes as a piece of cake, even selling one’s property. It is a common misconception with first time homes sellers that the only way to sell one’s house is through hiring real estate agents or estate realtors. With real estate agents, you would have to pay extra fees and commissions for them to put up your property for sale in the open market. Also, it usually takes a while before you cash out. It could take as quick as four months or as long as 2 years. Meanwhile, you are paying commission fees, renovation fees, and mortgage costs. You would still have to pay maintenance to keep the place clean and attractive for prospect buyers or maintain them yourself for who knows how long. Little do you know that in keeping up with maintenance and pesky real estate agents, your lender has filed for foreclosure.

What is a foreclosure?

You apply for mortgage loans when you put up your property for sale. With mortgages, a lender loans you the money but this money is not given for free because lenders are not usually interested in procuring your estate/ house/ property/ land. With mortgage loans, you are required to meet mortgage outlays such as the initial down payments and monthly outlays. Initially, you would think that you could keep up with all these costs. On the contrary there are several uncontrollable factors that may come into play and may affect your disbursement power. One is the ratio of your income to the monthly rates. Moreover, employment is scarce and hard to hold on to nowadays. Another is that disasters and tragedies are unpredictable. The worst thing that could affect your mortgage payments is the flux in mortgage rates. These could all lead to a foreclosure. More often than not, foreclosures are tied up with repossessions. At the end, you not only lose your money, but your house as well before even being able to sell it!

Foreclosure Solutions

It is often not wise to avoid foreclosure by ignoring your lender’s calls and mail. This could just get you tied up with legal problems. A good way to prevent foreclosures is to know firsthand vital foreclosure information such as those found in your loan documents and your state’s foreclosure laws and timeframes. These could help a lot with avoiding foreclosures. The safest way in stopping a foreclosure is not to let it seep in at all! You do not have to have your house on mortgage and face foreclosure problems in the future. Cashout Options is a company involved in purchasing properties for whatever reasons, location and or state of condition. Cashout Options purchases properties directly from the home sellers thus eliminating the need for middle men such as real estate agents. No extra fees or commission costs are required. By filling out a free online request form, the company will assess your property and make an offer as quick as 48 hours to 7 days. The best thing about Cashout Options is that they give foreclosure assistance to those in dire need of it. People who are heavily indebted to their lenders can obtain foreclosure help from the company. The company is even willing to shoulder the remaining balance that you may have and help you move on with your lives. Depending on the case, the company has various foreclosure solutions to offer.

Bank foreclosures are homes and properties that are currently owned by various banks or lenders. These banks own them because they are the result of foreclosure actions. The previous owners of the home had fallen behind in their mortgage payments and the bank foreclosed on the home. Bank foreclosures are actually one of the easiest and safest ways to buy foreclosures.

One of the reasons that bank foreclosures are easy to buy is that you get to deal directly with the bank. Banks are interested in selling their foreclosed properties because they are not making money on homes that they own. Some banks advertise their bank foreclosures in the classified ads or market them through a real estate agency. However, their main goal is to sell these homes and finance a mortgage for a new buyer. You can typically buy bank foreclosures 10-15% less than market value. While this is not as good a rate as you can get for other types of foreclosures, bank foreclosures are an easy purchase and make a good option for first time buyers or first time investors.

Another reason bank foreclosures are easy to buy is that there are generally no other judgments or liens on the property to worry about. There are usually no back taxes to be concerned about, and you don’t have to feel intimidated or sorry about evicting tenants or the homeowner, either. That can be a difficult thing to do, and buying bank foreclosures saves you those concerns. The bank is also usually very good about letting you access the property and to have various inspections. Bank foreclosures have a lot of advantages.

When buying bank foreclosures, there is nearly always some room for negotiation. You can negotiate a lower down payment, a lower interest rate, a reduction in closing costs and a discounted asking price. However, as the buyer, you need to ask for these things, and be realistic in your expectations. Banks are not going to give their bank foreclosure properties away; they need to make some money on these properties. After all, the business of banks is money. There are flexible lenders out there though, and it makes sense to track them down when you are looking for bank foreclosures. A flexible lender can make all the difference in getting the deal you want on a nice property.

It is not that hard to find good bank foreclosure homes. You can often find information by contacting a realtor. Locating bank foreclosures can also be done with a bank foreclosure listing service such as Foreclosure Data Bank. Listing services offer a lot of foreclosure information in one place which makes them very convenient. Bank foreclosures are just one type of foreclosed properties that are usually listed in Foreclosure Data Bank. When you want a fairly safe and risk-free way to buy a home yet still get a good price, bank foreclosures are one option you should definitely consider.
